Tender description
The building is leased by the Department for Environment, Food and Rural Affairs (DEFRA) and has a number of other Government Departments as sub-tenants within it. The building was badly flooded on the Ground Floor in December 2015, causing extensive damage which needs to be refurbished and made operational again, now that the drying process has completed. As part of the works, flood resilience measures are to be put in place to reduce the impact on the building of any future flooding. As part of these measures, the existing raised access floor is to be removed and a new concrete slab is to be installed. Partitions has been designed to be resilient to flooding and blockwork walls are to be protected by a flood resistant render. The flood refurbishment works have been split into two phases. Phase 1 works were undertaken during 2016 and involved the strip out, clean and refurbishment of the Reception and canteen. This tender covers Phase 2 of the works which involves the refurbishment of the remaining ground floor spaces. The remaining floors of the building are occupied, but the areas of the Ground Floor where the majority of work is required are vacant and access is restricted to the users of the building. Construction, Mechanical and Electrical designs have been completed and are attached in the drawings as part of this tender pack. There are no access issues to site, limited parking will be provided, noise will need to be considered as it’s an occupied building and an asbestos register is available for inspection prior to starting works. All works must be completed by the end of August 2017.
