Tender description

Redevelopment of the Northgate site in Bridgwater Somerset. Sedgemoor District Council have for some time been working on developing land in their ownership at a site known as Northgate in Bridgwater, Somerset. The site is within the town centre boundary and forms part of a wider redevelopment and regeneration initiative which has already seen the building of a new primary school and an agreement with a 3rd party retailer to develop a food store. An overall masterplan has been prepared and outline planning permission secured in July 2016 to develop a six screen cinema complex with associated food and beverage outlets, extensive car parking and a reconfigured area of open space known as Brewery Field. The development also has the opportunity to provide gym facilities and has potential for the additional inclusion of a 70-80 bed hotel. The Council have agreed to fund this development and need to secure a preferred developer and therefore will shortly seek interest from the development industry in submitting tender responses to enable the design, construction and fit out of the scheme under licence, the contract would be valued at between £15 and £20 million (GBP). It is anticipated that the proposed tender submissions will be required to respond to and meet RIBA Plan of Work Stage 2. The construction period would have a duration of approximately 12 months but the contract arrangement would likely be longer to cover RIBA design from 3 to 7 and a ‘pre-construction’ period.
