Works The Contract is for the provision of 21 social housing units comprised of 2No 2p1b apartments, 8No 3p2b apartments, 6No 3p2b apartments, 4No 5p3b apartments and 1No 6p4b complex needs house. The work includes the requirement for site development and engineering works. The contract will be for approximately 18 months from date of award and is scheduled to start by the end of March 2018. It is expected that ALL units built under this contract will achieve ‘Secured By Design’ and Lifetime Homes accreditation. The scope of the Jamaica Inn site is the delivery of 21 social housing units; the scale of the Jamaica Inn project is approx. £2m and the complexity of the Jamaica Inn project includes the construction of 2 apartment blocks comprising 10 residential units and semi detached houses comprising 10 residential units 1 detached house. The project includes provision of engineering services and external and site development works which achieve Secured by Design and Lifetime Homes standards. General Site Description: The site is located at Jamaica Way, Belfast and extends to approximately 0.4 hectares in size. The land within is previously developed as a warehouse. All the buildings within the site are demolished with a large chimney and hardstanding remains. The site is accessed from Jamaica Way at the southwestern corner. The boundaries are defined by various retaining walls, masonry walls and timber fences. The land within the site falls away steeply from the rear of the dwelling along Deerpark Road into the site. The land within is lower than the properties at Deerpark Road to the northeast of the site. The remainder of the land within generally slopes from east to west. The surrounding area is primarily residential in character with two storey semi-detached dwellings to the west south and east. To the north is a four storey apartment buildings at Ardglen Place.
