Tender description

The contract is for the provision of 47 no. units of new build social housing accommodation at 2-28 Shore Road, Newtownabbey to create: — 10 no. 5 person, 3 bedroom General Needs Houses; — 19 no. 3 person, 2 bedroom General Needs Houses; — 10no. 3 person, 2 bedroom General Needs Apartments; — 2no. 3 person, 2 bedroom Wheelchair Accessible Apartments; — 6no. 2 person, 1 bedroom General Needs Apartments. Please note that this mix may be subject to change based on the outcome of a current planning application. The site (circa 0.61ha) is located approximately 3.5 km to the North of Belfast City Centre close to Junction 2 of the M2 Motorway. The site is roughly rectangular and is bounded by public streets on all sides. The site fronts onto the main Shore Road and is bounded by Mount Street to the South, Dandy Street to the North and Newtown Gardens to the West. The site was formerly occupied by three disused buildings. All the buildings have now been demolished however foundations and some debris remains. The site itself is relatively level, however the surrounding ground generally slopes to the Southeast towards Belfast Lough. The surrounding area comprises a mix of uses and is in close proximity to Longwood Retail Park and Abbey Centre Shopping complex. A Contamination Assessment and Remediation Strategy has been undertaken for the site. An Ecological survey is still to be undertaken. The contractor will be responsible for all services etc. to develop this site and for providing, prior to completion, the relevant statutory approvals and documentation. The scheme is to be on site in early 2018. The contract period is anticipated to be 24 months.
