Works The Contract is for the provision of 20 social housing units comprised of 2no. 2p/1b apartments and 10 no. 3p/2b apartments and 4 no. 3p2b houses and 2 no. 5p3b houses and 2 no. 3p/2b wheelchair apartments. The work includes the requirement for site development and engineering works. The contract will be for approximately 18 months from date of award and is scheduled to start by the end of March 2018. It is expected that ALL units built under this contract will achieve ‘Secured By Design’ and Lifetime Homes accreditation. The scope of the Downpatrick Street, Crossgar project is the delivery of 20 social housing units; the scale of the Downpatrick Street, Crossgar project is approx. £2.1m and the complexity of the Downpatrick Street project includes the construction of one apartment block comprising 14 residential units and 2 semi-detached houses, three terraced houses and one detached house. The project includes provision of engineering services and external and site development works which achieve Secured by Design and Lifetime Homes standards. Published records from the Geological Survey of Northern Ireland Geoindex indicate that the site is underlain by Gala Group bedrock which comprises sandstone. No superficial deposits are recorded at the site indicating that bedrock is at or near surface. There is the potential for made ground deposits of unknown provenance to be present on the site and within the surrounding area due to the history of development. Given the potential for made ground, the risk associated with ground gas is considered Low/Moderate. The evidence from site surveys conducted in September 2016 and August 2017 is that, although there is confirmed JKW on this site, it is a small infestation that can be dealt with in a reasonably straightforward manner and will not impede site development
