Architect Led Design Team (ALDT) for Construction Project at Jamaica Way Belfast

Tender description

The site is located at Jamaica Way, Belfast and extends to approximately 0.4 hectares in size. The land within is previously developed as a warehouse. All the buildings within the site are demolished with only a large chimney and hardstanding remains. The site is accessed from Jamaica Way at the southwestern corner. The boundaries are defined by masonry walls and/or timber fencing on all sides. The land within falls away steeply from the rear of the dwelling along Deerpark Road into the site. The land within is approximately 5 metres lower than the properties at Deerpark Road to the northeast of the site. The remainder of the land within generally slopes from east to west. The surrounding area is primarily residential in character with two storey semi-detached dwellings to the west south and east. To the north is a four storey apartment buildings at Ardglen Place. Clanmil expect to achieve approximately 16 houses and apartments on the site, however, the exact mix will be determined through this competition. The building will be constructed to Lifetime Homes and Secured by Design standards. The scheme should include for 8 x 2 bed dwellings; 2 x 3 bed dwellings; 4 x 2 bed apartments; and 2 x 1 bed apartments.
