Connswater Homes Construction Project at Rathmullan Drive Newtownards

Clanmil on behalf of Connswater Homes wish to appoint a main Contractor for a Construction Project at Rathmullan Drive Newtownards. The Contract is for the provision of 9 social housing units comprised of 4no. 3 person 2 bedroom general needs apartments and 5no. 3 person 2 bedroom general needs houses. The work includes the requirement for site development works. The contract will be for approximately 12 months from date of award and is scheduled to start by the end of March 2017. It is expected that all units built under this contract will achieve ‘Secured By Design’ and Lifetime Homes accreditation. The scope of the Rathmullan Drive Newtownards project is the delivery of 9 social housing units; the scale of the project is approx. £1m and the complexity of the Rathmullan Drive project includes the construction of one two-storey apartment building comprising 4no. 3p/2b own-door access general needs apartments and 5no. 3p/2b general needs houses. The project includes provision of engineering services and external and site development works which achieve Secured by Design and Lifetime Homes standards. We await a further site investigation report to determine ground conditions. The intention is to demolish the existing derelict apartment/ commercial block prior to commencement of this contract and provide a cleared site with clearance certificate confirming the site is free from asbestos. General Site Description: The c0.25 hectare site is located at 10-22 Rathmullan Drive Newtownards; accessed from the existing Scrobo Estate. The land within the site is irregular in shape and currently comprises part of an L-shape block of former commercial and residential units, open green space plus hard-surfaced roadway/ parking area. The existing section of L-shaped block, located on proposed development site, is to be demolished prior to commencement of this contract and the intention is to provide the contractor with a cleared site for commencement of construction wo
