Appointment of Architect and Design Team - Advanced Technology Building Development Project at Block E Shannon Free Zone, Shannon, Co Clare

Tender description

The subject site (Block E) has an area of approximately 1.25 hectares and Shannon Commercial Properties will shortly be demolishing the large block of 1960’s manufacturing facility buildings (known locally as ‘northlight’ buildings) which are sub-divided, largely unoccupied and no longer fit for purpose. The site is currently accessed from a roundabout on the National Route N19 before the main entrance to Shannon Airport. Shannon Commercial Properties strategy is to construct an Advanced Technology Building (circa 2,500 sq m) located on Block E with associated provision for car parking and ancillary site development works. It is intended that the Technology Building will be multi-functioning and adaptable to modern business uses. Shannon Commercial Properties is seeking tenders for full project consultancy services from suitably qualified consultants. Shannon Commercial Properties strategy is for an employer-designed (traditional) project whereby the contracting authority will engage the services of design consultants to carry out a full detailed design which will then form the basis for the tender for construction. Shannon Commercial Properties will award one services contracts relating to this project. The services contract is for an Architect lead design team whereby full design services relating to Architect, Civil & Structural, Building Services Design and Quantity Surveyor will be awarded to a successful Lead Designer – Architect firm. Services will also include full services relating to Project Management, Project Supervisor Design Process, Employer’s Representative and Assigned Certifier services. Having regard to the range of services required, firms or individuals may combine to provide these services.
