Tender description

The Contract is for the provision of 56 social housing units comprised of 8 no. 2p/1b apartments and 25 no. 3p/2b apartments and 16 no. 3p2b houses and 6 no. 5p3b houses and 1 no. 6p4b house. The work includes the requirement for site development and engineering works. The contract will be for approximately 22 months from date of award and is scheduled to start by the end of March 2017. It is expected that All units built under this contract will achieve ‘Secured By Design’ and Lifetime Homes accreditation. The scope of the Carnmoney Road project is the delivery of 56 social housing units; the scale of the Carnmoney Road project is approx. 4 800 000 GBP and the complexity of the Carnmoney Road project includes the construction of 2 apartment blocks comprising 25 residential units and semi detached houses comprising 22 residential units one detached house and 8 own door apartments. The project includes provision of engineering services and external and site development works which achieve Secured by Design and Lifetime Homes standards. We await a further site investigation report to determine ground conditions. An asbestos survey has indicated possible asbestos in the vacant building on the site. General Site Description: The 2,69 hectare site is located on the Carnmoney Road. The land within the site is rectangular in shape and comprised of a former retail building and surface level car parking. The subject property comprises a free-standing former supermarket originally constructed in the early 1970's, plus 5 no. lock-up shop units which are integrated within the main structure. Construction of the single storey supermarket section comprises brick/block cavity walls rendered externally and supporting a steel framed pitched roof dressed with double skin corrugated decking. The ground floor is of solid concrete construction. Internally, the supermarket is finished with PVC floor tiles, plastered and painted walls, suspended ceilings with fluorescent lighting and automatic sliding entrance doors. There is an adjoining storage building comprising a 2 storey brick/block cavity wall construction supporting a steel frame lean-to roof dressed with double skin decking. The ground floor area has minimal finishes with smooth screed floors, bare block walls, fluorescent lighting and steel roller shutter loading door. First floor office and staff accommodation is finished with carpet tiles, suspended ceilings, fluorescent lighting and plastered and painted walls. To the front of the supermarket area, are 5 no. separate retail units, which were originally constructed by the former tenant. Units are typically finished with aluminium shop fronts, roller shutters, suspended ceilings, lighting and plastered and painted walls. The property benefits from a secure service yard on the northern side. Car parking is marked for approximately 67 cars at the front and side of the property. Further car parking is available to the rear of the property on a large tarmac surfaced area. A right of way exists along the southern boundary of the site. The site can be accessed from Carnmoney Road. Land use in surrounding area is predominantly comprised of residential with the Health Centre and Library next door.
