Property address: Lyndhurst Centre, Lyndhurst Crescent, Swindon SN3 2RW The Lyndhurst centre provides office accommodation for the family placement team and is located off Lyndhurst Crescent, Swindon. The property is adjacent to Goddard Park School and situated within its own site with vehicular access and parking. The centre consists of office space, meeting rooms, training rooms, corridors, toilets and classrooms with a paved external courtyard at the rear and a small tarmac car park to the front. The property is assumed framed construction with brick cladding and rendered panels. The roofs are flat with a mineral felt finish. The fenestration consists of large galvanised metal window casements with single glazing and large infill panels. Based on a performance specification Swindon Borough Council requires a FENSA registered contractor to undertake the design and replacement of the existing single glazed windows (mix of timber and metal frame) and timber infill panels. Construction services include: • Site survey, measuring and design of the new windows • Building Regulation Compliance • Removal and disposal of existing windows • Making good the structure and internal finishes • Supply and installation of new PVCu windows and panels Tenderers attention is specifically drawn to the fact the centre will remain operational throughout the works and will therefore needed to be completed in phases where by the building is left secure and watertight at the end of each day.
