Tender description
Scope of Works The works involve the removal of the existing failed liquid applied waterproofing system and the curved decorative and flat bituminous felt systems, the repair of the internal damage caused by the ingress of water, the re-pointing of the external walls and the redecoration after making good the damage to the internal rooms. The reinstatement roof works involve the application of a liquid waterproofing specialist system (Centaur or Sika system) to vertical, curved both inverse and converse and acute angles and the application of an elastomeric bituminous system to similar geometric areas (25 year insurance backed warranty on all systems are required) The ground works will include the removal and replacement of the external paving's, which follow the curved curtilage of the building and the formation of level access to a number of the external entrance/exit doors. Ancillary works are the replacement of parts of the glazing to a number of the elevations, fenestration to match. The works are anticipated to be in the region of 500 000 GBP. Methodology The Work at Height Regulations 2005 set out a hierarchy which should be followed when planning any roof works at height. Therefore you will be required to carry out a risk assessment and provide safety method statements for all the roof and associated works to identify the risks before the work starts and the necessary equipment, appropriate precautions and systems of work are provided and implemented before a start on site. All documentation should be specific and relevant to the job in hand and clearly describe the precautions and system of work identified during risk assessment. As stated the works are particularly difficult to execute due to the curves, vertical and acute angles of the external and internal slopes as may be appreciated by examination of the photographs and drawings included. As such the contractor will need to demonstrate their methodology (500 words max)to carry out the works as the works will require a specialist contractor who is an industrial rope access specialist with a proven track record of the same kind of works with evidence based references. All trade operatives will be approved and trained to a high standard, IRATA Level 3 rope access and IPAF along with their trade certification CITB or the equivalent level NVQ's. The University will require the trade's certificates to prove that the operatives on site are highly skilled along with evidence of current continual training in their respective trades. The contractor, to include the operatives, will provide evidence that they are currently approved installers of Centaur and Sika systems and that these operatives have the IRATA training. In addition the contractor will need to provide evidence of decorative specialist bituminous felt replacements, which provide the roof covering for the central spire sections and circular walls. The decorators will need to be experienced in applying coats to soffit curved surfaces, which in some areas, e.g. the central internal spire, are difficult to access and must also be IRATA trained.
