Tender description

The Council has an adopted strategy, the Homes for Older People Strategy (HOPS), which aims to reduce the reliance of residential care through the procurement of extra-care housing. Part of this strategy is the redevelopment of 2 sites in Chalk Farm: Site 1 — Crogsland Road. A vacant site in Council ownership that will be developed for new extra-care housing and a replacement Community Resource Centre. Site 2 — Belmont Street site. The site of the existing Charlie Ratchford Centre (providing day centre services) that will provide the value (through sale and development) to cross-subsidise the construction on Site 1. London Borough of Camden is seeking a development partner to undertake the development of both sites. Deliverables include: Construction of the extra-care housing and Resource Centre on the Crogsland Road site; Purchase of the Belmont Street site to provide the funding for the extra-care and Resource Centre; Delivery of a full detailed planning consent for the Belmont Street site; Delivery of a capital receipt surplus to the Council for the Belmont Street site. The Council will cash-flow the construction cost of the extra care housing and Resource Centre, which will be offset by the land value released upon completion of the land sale. The selected developer partner will act in a dual role as design and build contractor for the extra-care element and developer for the residential redevelopment element.
