Hard FM (PPM and R & M)

Tender description

Hard FM (PPM and R&M), Cleaning, Security and Regulatory Risk Management (fire, water, asbestos, glazing) PPM and R&M Lewisham is intending to tender the Hard FM Planned Preventative Maintenance contract currently servicing 91 operational buildings with a total GIA of 87,869 m2. The annual current contract value for PPM is circa 960,000.00 GBP. It is likely the successful contractor will be responsible for carrying out various response repairs, remedial works and planned Capital replacement works. These additional works currently total approximately 920,000.00 GBP a year. The intention is to procure a high quality Planned Preventative Maintenance / Repairs service. A fully functional Computer Aided Facilities Management System (CAFM ) will be required. Security The Borough intends to tender a Security contract for the provision of locking and unlocking, manned guarding, external patrols, key holding and alarm response to much of the operational estate. These include the Town Hall complex, community, youth and children's Centre's, Catford Broadway Theatre and Service Centre's etc. Currently we have manned guarding at 9 properties, external patrols at 3 properties, opening and closing at 10 properties and key holding/ alarm response at 48 sites. The successful contractor would also be expected to provide additional ad hoc security arrangements as required. The current value of the contract is approx. 850,000 GBP per annum. Cleaning A Cleaning contract for the same operational estate is also intended. This contract will provide cleaning services to 34 of Lewisham's operational buildings. These include the Town Hall complex, community, youth and children's Centre's, Catford Broadway Theatre and Service Centre's etc. Apart from the standard (mostly office type) cleaning there will also be a requirement for Pest Control services, confidential waste disposal, window and carpet cleaning. The current contract value for cleaning is approx. 950,000 GBP per annum. Regulatory Risk Assessments The provision of regulatory risk assessments including asbestos, fire and water has a current contract value of approx. 105,000 GBP. Some additional work may be added to this contract i.e. glazing risk assessments. The work covers the entire operational estate (91 buildings). Additional sites are often requested on an ad-hoc basis. It is planned to also re-let this contract in 2016.
