Tender description

A broadly rectangular site, comprising an area of approximately 0.28 acre (1,119 sq. m), with frontage onto Dragon Drive, Whiston. The site is shown identified edged red on the enclosed Plan no. 1 (also enclosed in the Appendix). The site is situated between semi detached housing on the western side and a row of shops to the easterly side of the site. Located at the rear are houses with back gardens, although there is an access strip between the house back gardens and rear of the subject site. The Council also own this land of the access strip, shown hatched blue on Plan No. 2 (enclosed within the Appendix), which is accessed from Hazel Avenue and over which rights of access are exercised to the rear of those houses fronting Hazel Avenue. The Whiston Library had occupied this site (as denoted on the Plan No. 1), however, at the time of writing this document (November / December 2015) the site is in the final stages of the building structure being demolished. Upon demolition the slab will be removed to below the level of the highway and the area will be made good with top soil and grass seed. The existing walls below damp course level will remain in situ along with the existing foundations. It should be noted that this particular site has split levels and incorporates a retaining wall. The land to the rear of the retaining wall reduces in level by approximately 5 feet (1.5 metres) to that of the highway at the front of the site. Keywords: Freehold, Land, Development, Housing
