Child Care Development Opportunity - Braiswick, Colchester

Essex Early Years and Childcare is pleased to announce an opportunity for an Early Years provider to develop a new childcare provision on the Braiswick Park development in North Colchester. The development began construction in 2007 and is now complete, with more than 700 houses on the site. Due to its close proximity to both Colchester hospital and Colchester North station and the direct rail link into London, this is a very popular location for young families and the demand for flexible childcare is high and expected to grow. In the summer of this year (2015) the new Braiswick Primary School and Early Years building were completed and the school opened its doors to new pupils in September. The Early Years building is a self-contained unit on the Primary School site. Essex is inviting expressions of interest from good or outstanding Early Years providers who would be interested in leasing this new purpose built unit to deliver a full range of Early Years provision. This will include Free Early Education Entitlement (FEEE) places for 2, 3 and 4 year olds (extending to 30 hours for eligible 3 and 4 year olds from September 2017 (subject to criteria available at this time), wrap around care for school age children and a strong partnership approach to working with local children and family support services. The lease term will be an initial 10 years with a break and review at year 5. The provider will need to show a proven track record in delivering high quality childcare provision and will be required to achieve and maintain a good or outstanding Ofsted rating.
