Feasibility study to inform development options on Council owned land

Tender description

The Council wishes to appoint consultants to undertake a sites development feasibility study for three coordinated sites covering an total area of approximately 0.3Ha. The main aim of the review is to appraise the range of building options across the sites such that the council can evaluate the short vs long term gains that can be gained from the assets. We would expect the options to include a mix of commercial, residential and community use able to satisfy Local Plan requirements, and across a range of capital and revenue receipts i.e. from full sites disposal through to a fully rented scheme (and options in between). Other elements of the work will include: * Layout, density, capacity and massing appraisal * Demonstration of how the proposals satisfy the council’s needs for different provisions i.e. employment space, social housing, assisted units, private rented, student accommodation etc. * high level concept design options with visualisations * A high level understanding of the primary place-making issues we will need to consider when framing our development brief
