Tender description

Wandsworth Borough Council ("the Contracting Authority") seeks expressions of interest from suitably qualified and experienced economic operators to enter into a contract ("the Development Agreement") to provide real estate development services and design and construction works in respect of certain mixed use residential led sites at Garratt Lane, London SW18, United Kingdom. The Contracting Authority has assembled a number of sites for this comprehensive development. The Contracting Authority is now seeking, through a competitive dialogue process, to identify a single development partner who through innovative solutions will help realise the potential of all the sites and deliver a coherent and high quality scheme fulfilling the Contracting Authority's requirements. The Project is divided into two phases: - Phase 1 which consists of combined sites measuring approximately 1.91 acres including a former elderly persons' home, a former nursery and adolescent resource centre and a further small parcel of land. Current concept plans suggest that the development of the Phase 1 sites could deliver about 44 flats and 25 houses; - Phase 2 which consists of land measuring approximately 1.38 acres fronting Garratt Lane and Swaffield Road and divided into three principal parcels of land: Earlsfield House Car Park, 229-247 Garratt Lane and Brocklebank Health Centre. The Contracting Authority anticipates that approximately 91 flats could form part of this Phase of the Project. In addition, the successful developer is required to design, build and potentially fit-out (such fit-out would be to an agreed specification) a new healthcare facility on the site of the Brocklebank Health Centre which will subsequently be leased to the GP practice currently occupying the facility on the site. The description of the Phases is for information purposes only and the Contracting Authority does not warrant or guarantee the accuracy or completeness of this information at this stage. The Contracting Authority also reserves the right to add to or vary the sites comprising the Phases. Further more detailed information about the Project and the Phases is set out in the Pre-Qualification Questionnaire (PQQ) and the accompanying memorandum of information, which may be obtained as directed in Section VI.3 of this Notice. The Contracting Authority's more detailed requirements for the Project will appear in the procurement documents which appear at www.garrattlanesw18.co.uk and in future iterations of those documents
