: The provision of maintenance services for NHS Purchasing and Supply Agency’s Reading office Premier House only. The maintenance is to cover Air cooled water chiller Chilled water pumps Chilled water pressurisation system Thermal disinfection of hot water system Boiler and roof plant Heating pumps HWS temperature log Computer room air conditioning maintenance Disabled toilets alarm testing Domestic hot & cold water installation incl. Storage tank Drainage systems clean DX condensers Emergency Lights Lighting, external Lighting, internal External water meter Window cleaning, external (inside and out) Externals & boundaries Alarm testing (personal attack, disabled wc, comms temperature/ person trapped) Fire doors & escape routes Four pipe fan coil units Gas, electric and water meter readings Heating & chilled water systems Hot & cold water outlets Legionella & pseudomonas checks Rain water systems (include transfer pumps) Relamping as required (incl. Reception) Room pressure testing and validation (basement comms room) Shower Split system A/C units Sump pump maintenance (basement comms room) Supply/Extract/AHU’s Tea Boilers Time clocks TVC testing Plus possible adhoc tasks – including but not necessarily limited to the following: • faulty plumbing • blocked urinals (waterless system) • repair loose handles, jammed desk drawers • moving notice boards
