Planned Investment Framework

Twenty contractors have won a place on our £1.6bn framework to support our planned investment programmes over the next 15 years. Between them, their expertise will be used to deliver cyclical programmes of work across our homes. Our Better Together corporate strategy, launched earlier this year, highlights our intention to improve the quality of our homes and provide a better service to our residents. The framework will help us achieve this. The framework is split into three lots: building envelope and communal works; kitchen and bathroom replacements; and retrofit and decarbonisation. Between them the lots will cover replacement windows, roofs, doors as well as external works and internal decorations, internal kitchen and bathroom replacements in our residents' homes and our increased focus on ensuring our properties are sustainable, meeting our target for all our rented homes to reach EPC C by 2030. In an attempt to involve our residents in the services we offer, five of our involved residents helped us score the tenders for those contractors bidding in lot 2, to work on kitchen and bathroom replacements. Those who took part gave great insight and ensured that residents whose kitchen and bathrooms will be part of the cyclical programme will have more say on design choice as part of the process. They also helped us reword the question they scored to make it more relevant to resident wants and needs in future tenders. As part of our initiative to ensure all the companies we work with offer a contribution to social value in our communities compared to the value of the contract, each of the bidders set out what they would offer in return for securing a place on the framework. Our successful bidders have committed to providing support such as employment and skills opportunities for our residents, fundraising events, hands on volunteering and equipment for community projects and events.

Building envelope works

The scope of works for contracts placed under this Lot, includes but is not limited to, external and internal redecorations to communal hallways, roof repairs and roof renewals, roof and cavity insulation, window repairs and replacement, door repairs and replacement, structural repairs to steps, balconies, fencing & walls, Housing Health and Safety Rating Scheme (HHSRS) associated works along with internal works to communal areas including floor coverings, fire risk remedial works and low energy lighting.

Kitchen and bathroom replacements

Contract placed under this Lot will typically involve the replacement programmes for domestic kitchen and bathroom works. This will mainly comprise of removal and installation of the existing kitchen, or bathroom, or both, internal redecorations, electrical testing and remedial works, minor remedial and damp proofing works, tiling and vinyl flooring.
